Home Roof Inspection in Silver Spring, Maryland of an asphalt shingle roof that has reached the end of its life span. Points of interest include a faulty yet "top-of-the-line" gutter guard system, and old, worn out pipe collars, fan vent hoods, a rusty and leaking attic vent turbine, and chimney flashing that is leaking and looks "unprofessional". We will be looking for areas of plywood damage and maybe some fascia rotting as the job proceeds. The slope is approximately 3:12 -- what we call in the "business" a "low slope application". This just means that extra protective measures are required due to the more gradual slope of the roof; i.e. using Certainteed WinterGuard "ice-and-water-shield" in place of regular roofing felt. New materials specified: Certainteed Landmark Architectural Shingles, Certainteed WinterGuard underlayment, 8" custom formed drip edge at the eaves, new Alcoa Leaf Relief Gutter Protection System (does not necessitate penetrating the new shingles with a screw-type fastener, keeping the warranty intact), aluminum drip edge on rake edges, new pipe collars and fan vent hoods, new step and counter flashing on the chimney, and a new Certainteed Shingle Vent II Ridge Vent System. We will also be servicing the mortar crown on the top of the chimney, which has deteriorated. New roofing will include limited pro rated manufacturer's warranty and ten (10) year "no-leak" warranty on labor by Home Restorations (www.MdRoofingServices.com).
